Breaking News - 2022 - Multi-million payouts obtained for three different clients:
1. Client buys run-down industrial building in New Bedford for $2.1 million, only to have MBTA take it by eminent domain 15 months later for new train station. MBTA pays $2.3 million, but jury comes back with verdict for landowner in the amount of $3,510,000.
2. City takes client's 9,300 sf commercial building and appraises the property at $1.5 million. A challenge to that compensation is lodged in the form a notice that litigation is being considered over the issue of fair market value. Negotiations quickly ensue, and City agrees to pay client an additional $1.2 million. Costly litigation is avoided, and client is paid in full $2,700,000.
3. City notifies our client that it would be taking by eminent domain their 27,568 s.f. banking branch. After retaining us as counsel, negotiations with City immediately begin. Real estate market data is provided to the City, and appraisal methodology becomes central to negotiations. Within 60 days, and without litigation, City pays client $4.8 million for the taking.
